Is your flat roof leaking, or could it be your skylight? While commercial skylights are a great addition to flat roofs, they can also be prone to leaks. Improper installation, deterioration over time, or exposure to the elements can all cause skylight leaks. It’s important to address commercial skylight repairs quickly to prevent them from compromising the integrity of your flat roof.
IRSL can identify the problem, whether it’s the skylight or the roof itself, and provide fast, on-site repairs regardless of the issue. Our experienced roofing contractors have the equipment, knowledge, and expertise to restore your commercial roof to its best condition, with or without a skylight!
Infrared scanning is a popular tool for identifying hard-to-find leaks in flat roofs. Often, water does not enter the structure in the same area where the leak is detected; it can travel through the roofing structure and damage other parts of the building’s interior. By using infrared scanning for more complex leak detection, we can perform targeted repairs that only address the problem area.
After the leak is fixed, using infrared scanning for flat roofs can verify the success of the repair. This also allows us to ensure there are no multiple leaks affecting the same area and that the flat roof is completely secure and watertight.

Flat roof restoration involves keeping the existing roofing system and replacing the roof membrane, extending the life of your flat roof by 10-15 years. This is an excellent option for commercial buildings that don’t need a full replacement but are dealing with frequent repairs to their roofing membrane.
IRSL offers restorations for single-ply, 2-ply, and 4-ply roofing systems, including EPDM, TPO, PVC, and Modified Bitumen systems. Different techniques are applied for each system. For 2-ply modified bitumen systems, the granulated cap sheet on the roof is cleaned and primed, and a new layer of granulated cap sheet is installed over the flashings and field. For 4-ply built-up roofs, the gravel is removed, all perimeter and curb flashings are redone, and an additional flood coat of asphalt is applied with new gravel.
There are plenty of reasons why clients keep coming to us for commercial roof repair services, including:
Common causes of flat roof damage include weather exposure, poor installation, lack of maintenance, and foot traffic.
The length of time required for a flat roof repair depends on the extent of the damage and the type of repair needed. Minor repairs may only take a few hours while more extensive repairs can take several days. Contact our experts to get a more accurate time estimate for your flat roof repair.
If your damaged flat roof has extensive water damage or structural issues such as sagging or bowing that cannot be repaired with patching or other minor fixes, it may need to be replaced entirely.
The lifespan of a flat roof depends on various factors such as the type of material used, climate conditions, quality of installation, and maintenance practices. On average, a well-maintained flat roof can last between 10-25 years.
Flat roof restoration is when the existing components beneath your roof membrane, such as the insulation and vapour barrier, are in good condition. In this case, an extra ply of roof membrane is installed. The incentive with roof restoration is to pay a fraction of what a roof replacement would cost, and still add an additional 10 years to your roof.Β
